The Taylor Fry organisation was facing a June 2024 lease expiry at their 883 m2 leasehold accommodation within 45 Clarence Street, Sydney. Taylor Fry appointed Niche Advisory in April of 2023 to conduct a Stay V Go analysis, property search, and options analysis to create competitive tension with their current Lessor to secure optimal lease renewal/restructure terms.

Result:

Niche Advisory negotiated a ‘blend and extend’ solution within 45 Clarence Street, comprising a new 5 + 5-year lease in advance of June 2024, divestiture of 272 m2, and a 35% Lessor incentive resulting in a reduced net effective rental rate/m2, a ‘right sized’ workplace, waiver of all ‘make good’ liability, and achieved reduced annual accommodation costs.
